Downtown Bellevue’s transformation into a global luxury destination just reached a new milestone. Nobu the world-renowned hospitality brand co-founded by Robert De Niro and chef Nobu Matsuhisa is bringing its first-ever U.S. residential project and its first Pacific Northwest restaurant to the heart of Bellevue, with the restaurant slated to debut in 2027.

Nobu’s arrival in Bellevue marks two major firsts for the global lifestyle brand: its first-ever branded residential project in the United States, and its first restaurant in the Pacific Northwest. The Bellevue residences will actually open ahead of Nobu’s other planned U.S. residential developments in Miami and Orlando, making this quiet corner of the Eastside the brand’s true American residential debut.
The project is owned by New York-based Silverstein Properties, the firm behind landmark developments including 7 World Trade Center and 3 World Trade Center, and is being sold by Polaris Pacific as the sales and marketing agent. Trevor Horwell, CEO of Nobu Hospitality, called the project an important milestone for the brand’s residential growth in the U.S., noting that Bellevue has emerged as a global city for innovation, culture, and luxury living.

The development, currently known as Avenue Bellevue, spans a full city block in the heart of downtown and includes two residential towers alongside curated retail, dining, and hospitality space. Once rebranded, the property will offer:
- 365 luxury condominiums, ranging from 959 to 4,725 square feet, with panoramic views of Lake Washington, the Seattle skyline, and the Olympic Mountains
- The 208-room InterContinental Bellevue hotel
- Roughly 80,000 square feet of retail space
- Design rooted in Nobu’s philosophy of understated luxury — Japanese minimalism blended with the natural textures of the Pacific Northwest
Residents won’t see dramatic renovations inside individual units. Instead, according to Shawn Katz, President of Silverstein Capital Partners, Nobu’s touch will focus on elevated common areas and hospitality-driven upgrades plus access to Nobu’s global network, including priority reservations at Nobu restaurants worldwide and preferred rates at Nobu hotels. Roughly 35% of residences have already sold since sales launched in March 2025, with pricing ranging from about $795,000 to $16 million. The property is expected to relaunch under the Nobu name in late 2026, with residences available for immediate occupancy.

The centerpiece for local diners will be a roughly 10,000-square-foot Nobu restaurant, set to open in 2027 in the development’s long-vacant anchor retail space a spot Silverstein had deliberately held out to fill with the right tenant. Nobu’s globally celebrated menu blends classic Japanese technique with Peruvian and South American influences, and is expected to bring signature dishes to Bellevue.
A typical dinner for two at Nobu runs roughly $200 to $400, positioning the Bellevue location as one of the city’s most anticipated high-end dining destinations. Over nearly four decades, Nobu has grown from a single Tribeca restaurant into a global brand with more than 50 restaurants and dozens of hotels across five continents.

Industry observers see the Nobu partnership as a defining moment for both Avenue Bellevue and the city itself. After years of searching for a signature retail anchor, the development now has one of the most recognizable names in global hospitality attached to it. Shawn Katz described the project as building “a true lifestyle and cultural destination for Bellevue,” while EatInSeattle drew comparisons between Bellevue’s current trajectory and Vancouver’s rise as an international luxury hub in the early 2000s.
Bellevue has evolved rapidly over the past decade driven by tech-sector growth, international investment, and a wave of luxury residential and hospitality development. With Nobu now joining the city’s roster of upscale dining and living options, downtown Bellevue’s push to become a globally recognized destination for business and luxury continues to gain momentum, with more retail and hospitality announcements expected in the months ahead.
